Pre-Purchase Inspection

A pre-purchase inspection is a visual process where all of the items typically used within a home are tested and/or operated to verify proper operation or installation. Doors and windows are opened and closed, roofing materials inspected, air-conditioning and heating systems operated. The Inspector will fill the sinks and tub(s), run the shower(s), and flush the toilets to ensure the plumbing is working correctly and has a good quality functional flow. Within 24 hours of the inspection, a detailed report will be distributed to you using the latest reporting technology.

Air Quality/Mold Inspections and Termites

There are many areas in a home where mold growth and termite activity can hide. A professional inspection can help you identify those areas. Mold, moisture and termite inspections are recommended, even when contamination is not suspected. Because indoor mold has a direct effect on air quality and is the number ONE cause of many respiratory problems. Mold and air quality inspection should be a consideration. Termites, well, they can cause a tremendous amount of expensive damage. At Bell County Inspection Service we feel that a mold/Termite inspection is always a wise investment. Bell County Inspection Service does not conduct Mold/Air Quality or Termite inspections. These are two very specialized and extensively licensed areas of expertise. However, we are always on the lookout for signs of these particular situations as we are in all areas of your home during our inspection and we will always alert you if we suspect any signs of suspicious activities or organisms.

New Construction Inspections

New construction inspections are performed at the completion of construction, but prior to your final walk-through with the builder’s representative or superintendent. It is always a good idea to verify that utilities (gas, water, and electric) have been turned on for the inspection. At the conclusion of the inspection a completed report will be distributed to you prior to your closing for your review. Before closing is the time to address any outstanding issues.

Pre-Warranty Expiration Inspections

Warranty inspections are performed during the 11th month of your 1-year Builder Warranty. The inspection will be performed to verify that proper building techniques were used and that the various components of the home were properly installed and are operating in the manner in which they were intended. This inspection will help to insure the longevity and peace of mind of your investment, Your Home. You will be presented with a completed report at the end of the inspection along with digital photos taken as needed for reinforcement of documentation.

Investor Property Inspections (including Multi-Unit Housing)

Investor property inspections are performed prior to purchase as well as periodically during ownership. Periodic inspections of properties currently in your portfolio will ensure the identification of needed repairs following a tenant’s departure. Tenants sometimes neglect to mention repairs and/or abuse the property during their tenancy. Identifying those problems early is the key to profitable ownership.

Seller Certified Home Program (Pre-Listing Inspections)

Listing inspections are very good for the homeowner who may not be in tune with the condition of their home. The home may look good but may have serious technical, safety, or functional issues present without the owner’s knowledge. Having the home inspected prior to placing it on the market is the ideal way to identify issues, and either repair them or disclose them in the inspection report. A home inspection is great marketing tool for listing your home.
